Buying flooring for a project is a different exercise from buying for a shop floor. You’re balancing spec, programme, document compliance, container logistics and repeat supply across phases. Three buyer types dominate the Philippine market, and each settles on a recognisable specification.

Condo developers — BGC, Makati, Ortigas, Mandaluyong

The Metro Manila premium and mid-market condo pipeline runs on fast unit turnover. Click-system SPC with EIR wood grain is the default: it gives the warm-hardwood look buyers want, and because there’s no adhesive cure time, a unit can be handed over the day after the floor is laid. Developers buy by the phase, so consistency of colour and batch across deliveries matters as much as the spec itself.

Resort & hotel FF&E — Cebu, Boracay, Palawan, Bohol

Hospitality fit-out is driven by the FF&E replacement cycle and the demands of humidity, heavy foot traffic and frequent wet cleaning. A heavier wear layer earns its keep here — it absorbs years of resort traffic before the surface shows it. Retail rollout — SM, Ayala Malls, Robinsons

Mall and retail programmes need documented performance and repeatable supply across many stores. Class 44 commercial flooring with a heavier wear layer is specified for the high-traffic plates, and the same SKU has to be available run after run as the rollout moves from site to site. Glue-down Dryback LVT suits the largest floor plates where a floating floor isn’t wanted.

OEM & private label — your brand on the floor

Distributors and larger contractors often want the product under their own brand rather than ours. As the factory, we supply both off-the-shelf and own-brand routes — the difference is how much you customise.

OEM vs ODM
  • OEM — you bring the design or brand, we manufacture to it. Your décor selections, your packaging, your labelling on an established product platform.
  • ODM — you start from our existing designs and collections and adapt: colourways, surface texture, plank format, packaging. Faster than full custom because the platform is proven.
  • Either route ships with the same certifications and test reports as our standard range — the performance doesn’t change because the label does.

For EU-facing and document-conscious buyers, the CE Declaration of Performance can be issued in your company name, so your brand is the one on the compliance paperwork — not just the box.

On minimum quantities: the standard MOQ is 800 sqm per SKU. Full OEM with bespoke design and tooling generally carries a higher minimum and a longer lead time than ODM from an existing platform — the exact figure depends on the customisation, so we quote it against your brief rather than publishing a one-size number. A project doesn’t just need flooring; it needs the paperwork that lets the floor through customs, past the fire reviewer, and into the developer’s compliance file. We assemble it as one envelope so your broker and your project team aren’t chasing documents while a container sits at the port.

A note on DHSUD / PD 957: Philippine condo and subdivision developers register their projects with the DHSUD (Department of Human Settlements and Urban Development, which took over the former HLURB’s functions) and secure a Certificate of Registration and License to Sell under PD 957. That licensing is a project-level developer obligation about plans, financial capacity and title — not a flooring-product approval. Our role is to supply the spec-compliant product and the test/compliance documents that strengthen the developer’s overall project file; the CR/LTS itself is handled by the developer with DHSUD.

Deposit, then production scheduled to your phasing. We hold the décor and batch reference so deliveries to later phases match the first — critical for condo handovers where units must look identical.

Container planning & loading
Loading plan with per-carton weight 48 hours before loading, so you can confirm against destination road-weight limits. FOB Ningbo, 5–8 days to Manila, direct service to Cebu for Visayas projects.

Can you supply flooring under our own brand?
Yes. We offer OEM (manufactured to your design or brand) and ODM (your adaptation of our existing platforms), with custom packaging and labelling. For document-conscious buyers, the CE Declaration of Performance can be issued in your company name. Own-brand product ships with the same certifications and test reports as our standard range.
What is the MOQ for a project or custom-design order?
The standard MOQ is 800 sqm per SKU. Full OEM with bespoke design and tooling generally carries a higher minimum and a longer lead time than ODM from an existing platform. The exact figure depends on the customisation, so we quote it against your brief rather than publishing a single number — send the scope and we’ll confirm the real MOQ and timeline.
Can you keep colour and batch consistent across condo phases?
Yes — and for phased developments it’s essential. We hold the décor and batch reference for your programme so deliveries to later phases match the first. For condo handovers where every unit must look identical, that consistency is something a trading intermediary usually can’t guarantee but a direct factory relationship can.
Do you provide the documents our project file needs?
Yes. Every shipment comes with one document envelope: ACFTA FORM E, commercial invoice (HS 3918.10 pre-classified), packing list, EN 13501-1 (Bfl-s1) fire classification, FloorScore, GREENGUARD Gold, CE Declaration of Performance, and ISO 1183 / EN ISO 23999 / ISO 24338 test reports, plus a tropical-climate installation guide. Critical-radiant-flux (NFPA 253 / ASTM E648) fire data is available on request for the BFP review.
Is your flooring acceptable for DHSUD-licensed condo projects?
DHSUD registration and the License to Sell under PD 957 are project-level obligations of the developer — about the project’s plans, financial capacity and title — rather than a flooring-product approval. Our role is to supply spec-compliant product and the test and compliance documents that strengthen the developer’s overall project and fire-safety file. The Certificate of Registration and License to Sell themselves are secured by the developer with DHSUD.
Can you supply both SPC and Dryback LVT for one mixed project?
Yes. Many projects mix systems — click-system SPC for residential units and lighter-traffic areas, and glue-down Dryback LVT for the largest commercial floor plates and Class 44 high-traffic zones. We supply both from the same factory under one order and one document pack, so the project has a single accountable source.
